Principal Designer Appointment
All construction or demolition projects, whether commercial or domestic, new build or renovation schemes, need advice and guidance on the health and safety issues relating to such works. This is a legal requirement as set out in The Construction (Design & Management) Regulations 2015 and such advice and guidance is provided by a Principal Designer, appointed by the client, the latter being the person or organisation requiring the works to be undertaken.
Advice and guidance must cover the period from the project’s inception (designing what is to be undertaken) through to the actual construction / demolition works process and the use of the finished building or site by the client or his / her tenant(s) at the end of the construction / demolition works.
Appointing a Principal Designer
The client in any construction / demolition project MUST appoint a Principal Designer in writing. This can be either through an e-mail or a letter or any other similar forms of communication. (In respect to small Domestic projects (i.e.) a house extension, the role of the Principal Designer will usually be ‘covered’ by the architect or engineer or the builder, who will give health and safety guidance to the owner of the property).
If the Client fails to appoint a Principal Designer in writing, the role will revert to them automatically and many of the responsibilities for the project’s health and safety will then rest with the Client.
